How the early works package runs on the Sunshine Coast
Early works packages fail when four contractors each own a slice and nobody owns the program. One contract fixes that.
Tender response
Send drawings, scope, hazmat register and geotech. Back comes a costed methodology, program and price.
Site establishment
Hoarding, fencing, access control, amenities, exclusion zones, traffic control, sediment and environmental controls.
Services
Location, proving, isolation and capping before ground work. Disconnections and diversions coordinated with the authorities.
Hazmat first
Asbestos and lead out under our own licences, Workplace Health and Safety Queensland notified, the licensed assessor's clearance on file before structural demolition.
Demolition
Strip out and mechanical demolition to AS 2601, material separated by stream. Old footings, slabs, hardstand, tanks and redundant services out of the ground.
Excavation and shoring
Bulk and detailed excavation to the levels on the drawings under survey control. Shoring and propping installed to the temporary works engineer's design by the same crew. Rock broken or sawn.
Contaminated soil
Excavated, classified and segregated to the consultant's remediation action plan, every load tracked to a licensed facility.
Crushing and handover
Concrete crushed and screened on site for road base where the spec allows. Platform levelled, surveyed, handed over.

Scope we take on

What we do not do
We do not design. The temporary works engineer designs the shoring, hoarding and retention and we install to it. We do not certify; the engineer signs off the installation, the licensed assessor issues the asbestos clearance and the consultant validates the soil. We do not build the vertical structure or the permanent civil works. Piling is not our trade. Concrete cutting sits with Perfect Concrete Care, strip out on its own with Perfect Strip Out and Demolition.
Plant and crews
Our own excavators from under one tonne to over 35 tonne, plus high reach and long reach machines, positracks, hook trucks, tippers and Brokk robots, with shears, pulverisers, rock saws and hammers. Our own operators and supervisors. Waste moves under the company's own New South Wales EPA waste transport licence.

Conditional Restricted Demolition Licence with SafeWork NSW, Demolition Licence with Workplace Health and Safety Queensland, Friable Asbestos Removal Licence Class A, which covers bonded material too. ISO 9001, 14001 and 45001. Details on the licences and insurance page.

Where we work on the Sunshine Coast
Plain answer: the jobs where we held the principal contractor role, Cottonwood Crescent, Rose Bay, Cleanaway St Marys, Greenwich Road and Emu Plains, are all in New South Wales. Our Queensland yard at Slacks Creek supplies the plant and supervision. Sites on the Sunshine Coast include Kunda Park, Coolum and Caloundra West, Maroochydore, Kawana and Noosa, and Caboolture and Gympie.
Our track record, and where it comes from
We have not delivered an early works package in Queensland yet. Legacy Property Group engaged us as principal contractor at Cottonwood Crescent, Macquarie Park: two multi storey apartment buildings, hardstand and services demolished, disconnections coordinated with the authorities, site handed over development ready. At Rose Bay we hold the principal contractor role for the early works and the staged dig. At Greenwich Road we were principal contractor for top down demolition, retention of two existing basements and the bulk dig with our own excavators. For Cleanaway at St Marys a fire damaged demolition package ran under a principal contractor model on an operating industrial site. At Emu Plains for Akura we were lead contractor for demolition, on site crushing to road base and bioremediation, handed over as a validated platform; the Emu Plains write up records the role as principal contractor, construction delivery only. On each job the head contractor took the site at platform handover.
As a subcontractor the package is the same minus the WHS role: Wyong town centre for Transport for NSW, site establishment, disconnections and asbestos ahead of the demolition; St Joseph's College, Hunters Hill for FDC, asbestos soil out, sandstone sawn and bulk excavation; Sydney Metro Southwest for the John Holland Laing O'Rourke Joint Venture in possession windows; Bonnyrigg Stage 2 for JK Williams, asbestos fill out and dewatering ahead of the civil works. Questions we get from Sunshine Coast developers and builders
Can you act as principal contractor for the early works package?
Yes, where the client wants it. We can act as principal contractor for the early works package: site possession, WHS management plan, inductions and notifications for that stage. The head contractor takes the site at platform handover.
Does the temporary works engineer design the shoring, or do you?
The engineer. We install trench shields, hydraulic shoring and sheet and soldier walls to the engineer's design, and the engineer signs off the installation.
Do you handle the contaminated soil on the Sunshine Coast or bring in a second contractor?
Same crews, same package. Soil goes out to the consultant's remediation action plan, tracked to a licensed facility. The consultant validates, not us.
