Approvals and controls: Works executed in accordance with DA 220417 (Demolition) and DA 230506 (Remediation), supported by the Remedial Action Plan (RAP), Unexpected Finds Protocol and Demolition Traffic Management Plan

Safety: Zero incidents, zero LTIs
Waste and validation: All waste disposed of at appropriately licensed facilities; crushed concrete tested and validated for reuse; soils treated and validated for full clearance in line with consultant requirements
Akura required a clean, validated development platform within an active precinct. This involved carefully sequencing heavy demolition works alongside environmental controls, maximising material recovery on site, and achieving independent consultant sign-off to unlock the civil construction phase.


Scope of Works
Perfect Contracting delivered the following scope:
- Demolition of existing buildings, structures, slabs, asphalt and redundant services
- Saw-cutting and rip-up of slabs, followed by onsite concrete crushing and screening
- Stockpiling of crushed concrete for reuse, subject to compaction and gradation testing
- Soil remediation targeting hydrocarbon impacts using bacterial biodiversity through bioaugmentation and controlled aeration
- Material tracking, waste classification and disposal to licensed facilities
- QA testing and independent validation of remediation outcomes
- Traffic management, dust, odour and runoff controls in accordance with project plans and environmental protocols
Our Methodology and Innovations
Demolition Sequencing
Progressive structural removal was followed by staged slab and asphalt packages, freeing up haul routes and laydown areas while minimising interaction with neighbouring operations.
Concrete Circularity
Concrete was crushed and screened onsite to road base specification. Field density and particle size distribution testing were used to approve stockpiles for reuse, reducing waste and material import requirements.
Bioremediation for Hydrocarbons
Controlled biopiles were established, with moisture and nutrient levels adjusted to promote diverse microbial communities. Regular turning and aeration maintained oxygen availability, accelerating degradation pathways and enabling full clearance by the environmental consultant.
Validation and Assurance
Sampling and testing were completed in accordance with the RAP, with full chain-of-custody maintained. Environmental sign-off was achieved prior to handover.
Safety and Environmental Performance
The project was delivered with zero incidents and zero LTIs through strict adherence to inductions, task-specific SWMS and active site monitoring.
Dust, noise and runoff were managed in line with approval conditions, and truck movements were controlled under the Demolition Traffic Management Plan.

- Clean, validated platform delivered ready for civil construction
- High resource recovery through reuse of crushed concrete as compliant road base
- Full environmental clearance of treated soils, independently verified
