Project Overview
Perfect Contracting was engaged as Principal Contractor to deliver the early works and excavation package for a landmark five-storey residence in Rose Bay. Our Design & Construct scope covers piling, retention, excavation, capping beams, shotcrete, and structural steel bracing, providing a complete dig-out and temporary works solution that will enable the main build.
Located on a constrained site fronting a busy road and directly opposite a school, this project requires precise engineering, careful sequencing, and community-sensitive operations. All works are governed by strict DA conditions on hours, noise, vibration, and traffic management.


Scope of Works
- Piling & retention — installation of bored and hand piles, steel bracing, capping beams, and shotcrete to secure excavation faces.
- Excavation & rock removal — staged dig-out from RL28.75 down to RL12.52, including spoil classification and EPA-compliant disposal.
- Temporary works design — scaffold, stairs and engineered access systems for safe personnel and plant movement as excavation deepens.
- Civil & concrete works — crane base, footing preparation, reinforcement, formwork and pours for structural stability.
- Traffic & site interface — DA-approved Construction & Traffic Management Plans, including haulage controls, restricted hours (09:00–16:00 weekdays, 09:00–13:00 Saturdays), and school-zone safety measures.
- Specialist plant — 30t, 15t and 5t excavators, piling rigs, concrete pumps and spray shotcrete rigs deployed in rotation.


Key Challenges & Solutions
- Tight site access & school interface: Managed with sequenced deliveries, restricted haulage windows, and controlled pedestrian crossings.
- Unknown ground conditions & design changes: Addressed through ongoing design review and rapid consultation with engineers and client representatives.
- Deep excavation safety: Implemented scaffold/stair access systems, strict exclusion zones, and continuous monitoring to maintain safe movement of crews and rigs.
- Neighbouring structures: Extra geotechnical monitoring, vibration limits and protective measures to ensure zero damage to adjacent properties.
Outcomes
- Safe delivery in progress: Works remain on schedule, with piling completion set to unlock bulk excavation and shotcrete progression.
- Zero LTIs: Safety remains the project’s top milestone — ensuring every worker and consultant returns home safely each day.
- Client relationship: Strong collaboration with the project manager ensures variations and scope changes are absorbed without delay or compromise.
- Sustainable practice: Spoil classified and disposed of per NSW EPA guidelines, with water and dust controls aligned to Woollahra DCP and DA conditions.
