- Contracts Manager, demolition and civil
- Sydney first choice, East Coast considered
- Full time
- AU work rights required
We are hiring a contracts manager for Perfect Contracting. Sydney is the first choice, but the right person anywhere on the East Coast will get a hearing. We run demolition, industrial and mining demolition, contaminated land and civil remediation, and civil works for Tier 1 builders, government and industry, from a few hundred thousand dollars to multi year jobs across New South Wales and Queensland. Every one of those jobs comes with a head contract to negotiate, subcontracts to lock down, claims to get in on time and risk that has to be managed from the first site meeting to final account. Someone needs to own that end to end. That is this job.
Perfect Contracting is the flagship of Perfect Group: Perfect Contracting, Perfect Concrete Care, Perfect Remediation and Refurbishment, Perfect Strip Out and Demolition, and Perfect Industries in Queensland. About 150 people, head office in Marrickville, and a Great Place to Work certification we intend to keep. You will work directly with the Managing Director, the project managers and the estimators, and the contracts you run will be for the whole group, with Perfect Contracting the main workload.
Fill in the form below and someone will ring you back within one business day. Attach a CV if you have one handy, or reply to the confirmation email with it. Pick "Office, estimating and admin" as the kind of work and "Contracts manager" as the role.

What the job is
- Read every head contract before we sign it. Tender conditions, departures schedules, security, liquidated damages, time bars, insurance and indemnity clauses. Negotiate the departures with the client's team and get the position agreed before we mobilise, not after.
- Run the subcontracts. Package the hazmat, piling, scaffold, hygienist, cartage and specialist trades on back to back terms, issue them, get them signed, and hold the certificates of currency and licences on file.
- Keep the money moving. Progress claims lodged on time with the right substantiation, variations priced and notified inside the time bars, and extension of time notices out the day the delay starts, not the week after.
- Manage the commercial risk on live jobs. Latent conditions, contaminated spoil classification, changed scope, access delays and client directions. Know the contract well enough to say what we are entitled to and what we are not, and to say it early.
- Close jobs out properly. Final claims, retention and security release, defects periods, and the lessons that go back to the estimators for the next tender.
- Work across the group. Perfect Contracting is the main workload. Perfect Concrete Care, Perfect Remediation and Perfect Strip Out and Demolition contracts come through as well.
What we look for
Tell us what you have actually run. If you are strong on most of this and keen on the rest, still apply.
- At least five years in contracts administration or contracts management on demolition, civil, remediation or industrial projects. You have negotiated head contracts and run subcontracts, not just filed them.
- Direct experience across our kind of work: structural and industrial demolition, mining demolition and decommissioning, contaminated land and civil remediation, and civil works. You know what a latent conditions clause is worth when the excavator hits a buried tank.
- You can read a contract and price a variation. Comfortable with AS 4000 and AS 2124 style contracts and the bespoke Tier 1 forms, and with security of payment legislation in New South Wales and Queensland.
- Firm and fair with clients and subcontractors. You hold a position under pressure and you keep the relationship.
- Organised. Registers, notices, correspondence and dates in one place, so nothing is missed and nothing is late.
- A degree in construction management, quantity surveying, engineering or law helps. The track record matters more.
What it pays
Pay depends on what you have run and what you are on now. Tell us on the form or in the first call and we will be straight with you. Office based with time on site when a job needs it. Travel work pays more, and there is interstate work for people who want it. People tend to stay with us once they start: the crew is energetic, dedicated and good to work alongside, and we back them.
Other names for this job
Companies label this role differently. Contracts manager, commercial manager, contracts and commercial manager, senior contracts administrator, contract administrator, contracts and procurement manager, commercial lead, claims and variations manager. If your job is to negotiate the head contract, run the subcontracts and keep the claims and variations moving on demolition, civil or remediation work, this is the same job. We hire on what you have delivered, not on the title.
What we are like to work for
We are a young business and we are growing. That is the honest pitch. It means the structure is not set in concrete, there is room to move up if you are any good, and the person who decides is not six layers away from site. We buy decent gear, we back people who bring a better way of doing something, and safety is not a poster in the lunch room. On Tier 1 jobs it is the thing that keeps you working.
Work rights
You need the right to work in Australia. We do not sponsor visas and we do not charge anyone a fee to apply or to be placed, ever. If someone asks you for money to get a job with us, it is not us. Aboriginal and Torres Strait Islander people are encouraged to apply.
What happens after you apply
- You get an email straight away confirming we have your application.
- Someone rings you within one business day, on the mobile number you give us.
- If you did not attach a CV, reply to that confirmation email with it. It is the fastest way to get in front of us.
- We keep your details on file. Even if there is nothing today, we come back to people when the right job lands.
Where the job is
Sydney first: head office at 4/8 Lilian Fowler Place, Marrickville, ten minutes from Sydney Airport and on the Bankstown line. We will also talk to the right person based in Brisbane at our Slacks Creek office, or elsewhere on the East Coast. The contracts you run cover sites across Sydney, regional New South Wales and Queensland, with some time on site when a job needs it.
Other roles
We are also hiring a Bid Coordinator, a Demolition Estimator, a Civil Works Estimator, an HR Manager and civil engineers in Sydney. Every Perfect Contracting role is on the Work With Us page.
Perfect Contracting acknowledges the Aboriginal and Torres Strait Islander people as Traditional Custodians of the country on which we live and work. We pay our respects to the Traditional Custodians and Elders past, present and future, and honour their connection to the land and ongoing contribution to society.
