One of the key challenges of this project was the timber flooring throughout made it impossible to use machines inside the building or bring down any walls on it as it would cause an uncontrolled collapse. On top of that the site is situated on a very steep slope running right down to the water. There were also vibration limitations so as not to disturb the local community, including a school right across the road.


The methodology for this project was top-down demolition, enclosing the annex with a heavy-duty scaffold and banner mesh system to enclose the structure and prevent material debris from falling. Using safety lanyards and harnesses our demolition crews began by carefully demolishing the roof by hand so the tiles and timber could be separated for recycling.





At the same time the roof was being demolished our crews started carrying the internal strip out of the property. This included fittings, furniture, flooring and internal walls. When all internal materials were demolished and removed for recycling, the work began on the major structural demolition of the property.

Final stages included demolition of the suspended swimming pool and detailed site clean-up, leaving the site cleared and ready for civil works and redevelopment.
