How we work with the claim side on the Sunshine Coast
The site work on an insured loss is the same as any make safe or demolition. What is different is who reads the paperwork. An adjuster wants a scope that matches the engineer's advice, a price against it, and proof of every step. If anyone is in danger, call 000 first, then call us.
Brief and photos
Send the address, photos, the engineer's advice and the hazardous materials register if they exist. We ask what moved and who is at risk.
Written scope and price
A scope letter that says what is in and what is out, priced as one package. That is what the adjuster measures us against.
Engineer's design, our installation
The structural engineer decides what is propped and what comes down. We install to that design and get the engineer's sign off.
Licensed removal, assessor clearance
Burnt or flood damaged asbestos is treated as friable. Control plan and SWMS issued, Workplace Health and Safety Queensland notified, licensed supervisor on site. The independent assessor monitors the air and issues the clearance.
Records every shift
Dated photos, daily prestarts, inspection and test plans. Every load tracked to a licensed facility, docket kept.
What is in the handover file
- Dated photos before, during and after
- The engineer's written advice and sign off
- The scope we priced against
- Asbestos removal control plan, SWMS and regulator notification
- Air monitoring results and the independent assessor's clearance certificate
- Waste dockets for every load
- Inspection and test plans and daily records where the contract asks
Scope we take on
Make safe of fire, storm, flood, impact and collapse damaged commercial and industrial buildings, see emergency demolition Sunshine Coast. Demolition of what the loss finished. Friable and bonded asbestos under our own Class A licence, see asbestos removal after fire Sunshine Coast. Lead paint and other hazmat. Fire debris and flood mud out. Flood strip of linings and services inside a demolition and hazmat package. Then a cleared, documented site.
What we do not do
We are the contractor, not the insurer, the assessor or the adjuster. We do not handle claims, assess loss or decide cover. We do not restore, dry, clean contents, treat smoke odour or mould, make good or fit out, design or certify.

Licences, insurances and systems
Licensed for demolition and Class A friable asbestos removal in New South Wales and Queensland; Class A covers bonded material too. Public liability, asbestos liability and workers compensation are held, certificates of currency on request. ISO 9001, 14001 and 45001. Details on the licences and insurance page.
Who we work for
Insurers and loss adjusters on a commercial or industrial loss. Insurance builders and head contractors who subcontract the make safe, demolition and hazmat stage. Strata and facility managers of commercial buildings. Councils and government recovery programmes.
Worth knowing: the engineer's advice and the hazardous materials register decide the method and the price. Send both with the photos.
Where we work on the Sunshine Coast
Plain answer: the insurance builder and recovery programme work on the books is in New South Wales. Our Queensland yard at Slacks Creek supplies the plant and supervision, and the paperwork runs the same way it did on the New South Wales jobs. Sites on the Sunshine Coast include industrial estates at Kunda Park and Coolum, commercial and strata buildings in Maroochydore, Caloundra and Noosa, schools, council assets, and Caboolture and Gympie.
Our track record, and where it comes from
We have not done an insurance builder or recovery programme job in Queensland yet. After the 2022 floods Paynters engaged us at the Presbyterian Church in Lismore, and the programme we delivered for Johns Lyng Group and Paynters took in the Lismore school campuses: linings out, asbestos contaminated soil removed by hand, independent assessor clearances on file. At Cabbage Tree Island Lipman engaged us for the NSW Government Housing Repair and Retrofit Program; the file carried inspection and test plans, the independent assessor's clearance certificates, post remediation verification reports, daily safety and quality records, waste dockets and SafeWork NSW notifications. The fire jobs show the site work: the fire damaged warehouse at Canterbury, encapsulated for the burnt asbestos roof under the assessor's air monitoring; the fire gutted warehouse at Crows Nest, facade walls braced and asbestos out by hand before demolition; and the fire damaged facility at St Marys, propped, demolished and rebuilt under one principal contractor. Those pages do not say who paid, so neither do we. Ask for Queensland references. More on the emergency demolition and make safe hub.
Questions we get from Sunshine Coast adjusters and builders
Do you handle the claim or assess the loss?
No. We are the contractor. The insurer decides cover, the adjuster assesses the loss, the engineer decides what is propped and what comes down. We price a written scope, do the work and hand over the file.
What does the adjuster get at handover?
The file listed above: photos, engineer's advice, scope, control plan and SWMS, air monitoring results, the independent assessor's clearance, dockets, daily records and the Workplace Health and Safety Queensland notifications.
Who issues the asbestos clearance, you or the assessor?
The independent licensed asbestos assessor, not us. The assessor monitors the air while we work and inspects before the enclosure comes down.
Can you start before the claim is finalised on the Sunshine Coast?
Make safe works are usually covered ahead of the claim being finalised, but we are not the insurer, so check the policy.
Other places we do insurance works
Also in Sydney, Wollongong, Newcastle, Brisbane and Gold Coast. Planned friable work is on friable asbestos removal Sunshine Coast.
