    DC programs do not forgive a slow start

    Data centre projects live and die on the program, and the earthworks and demolition phase is where schedules are usually lost. Existing buildings, unknown services, contaminated fill from the site’s industrial past, rock nobody priced. We take that whole front end as one package under one contract, so the main works contractor lands on a clean, validated, slab-ready site.

    We have delivered early works on industrial sites across Sydney and the east coast, and we understand what hyperscale and colocation clients audit: safety systems, environmental controls and evidence for every load that left site.

    DC precincts mean high voltage assets, fibre routes and neighbouring live facilities. Service location, permits, vibration limits and non-negotiable clearances are part of daily planning, and our supervisors run the daily coordination your side expects rather than waiting to be told.

    Split demolition, remediation and excavation across three contractors and every interface becomes a delay claim waiting to happen. As early works principal contractor we own the whole phase: one program, one site team, one point of responsibility, and handover evidence prepared for the main works contractor from day one.

    Can you act as principal contractor for early works?

    Yes, that is a standard delivery model for us: we take site possession, run the whole early works phase and hand back slab-ready.

    What size projects do you take?

    From single-building demolitions ahead of a fit-for-purpose DC through to staged multi-hectare industrial clearances. Send the scope and we will answer plainly.

    How do you handle unknown contamination?

    Expect it on former industrial land. We work with your environmental consultant to the RAP, classify on site and keep clean separate from dirty, which is where disposal budgets are saved.

    Can demolition material be reused on site?

    Usually yes. Concrete is crushed to spec and reused as fill or pavement sub-base, which cuts both disposal and import costs and helps the project’s sustainability reporting.
