3 Level Detailed Strip out – TAFE, Ultimo

3 Level Strip out – TAFE Ultimo, Sydney

Perfect Contracting have recently started demolition and stripout works for our client Rork Projects at TAFE Ultimo. These works involve carpet tile removal, gyprock walls, and glass removal. This building is classed as a historical building so it requires a technical demolition and stripout taking extra care to preserve all historical features such as door frames, stairs cases, windowsills, and chandeliers. As the lift in the building was small and is only classed as a personal lift it cannot be used as goods lift. It was assessed by our project manager that the most efficient way of removing all waste material from the building would be to use a scissor lift and skip bin at the side of the building and hand load all material manually into the skip. Our scissor lift operators have their EWP (Elevated Working Platform) tickets and are wearing safety harnesses and full PPE (Personal Protective Equipment) to ensure their safety. For the removal of the glass walls, our team members used our aluminium scaffold and suction pads to manually remove each piece of glass. The carpet tiles are being stripped on each floor and removed via the scissor lift. Special protection was installed on all staircases and balustrades by our client to ensure they remained intact throughout the duration of the project. For this project, we used our brand new 30m3 Skip Bin as this would allow us to load more material out each time. All waste and rubbish material is being loaded out by our new Isuzu Hook truck for recycling. We are also now GreenStar Accredited Waste Removal Specialists we are committed complying with all GreenStar guidelines.

3 Level Detailed Demolition Project - Balmain

Our team members have recently started demolition works for our client Lloyd Group at 73 Beattie St in Balmain. These works involve the detailed three level structural demolition of a heritage building. As this building is historical this requires very technical and precise demolition works to be carried out. Firstly our team members started stripping out offices on the 3rd floor at the back of the building leaving the heritage trusses and roof. Next our team members are beginning works at the front of the building where our client requires the removal of the concrete floor slab and 2nd level to be brought down to ground level. For the removal of the concrete slab it was assessed that the safest and most efficient methodology would be to make a series of deep cuts in the slab both horizontally and vertically with a road saw and then to use our 5ton excavator to remove the slab in pieces. The front facade of the building is also heritage so this must remain intact. Our team members will be back propping the façade with tilt props to ensure it remains intact throughout the entirety of the demolition works. The works being carried out by our team members at the moment are part of stage one of works to be completed for our client. There is three stages in total as this is a very detailed heritage building demolition we take the upmost care in ensuring all heritage structures remain intact. All waste and rubbish material is being loaded out by our Isuzu Hook trucks for recycling. We are now GreenStar Accredited Waste Removal Specialists we are committed complying with all GreenStar guidelines.

Concrete Penetrations – Chester Hill

Concrete Penetrations – Chester Hill

Perfect Contracting have recently finished concrete penetrations for our client AJW Interiors at Chester Hill. This work involved the concrete penetrations of concrete floor along with matching penetrations on the 1st floor slab to allow for a new lift and lift pit installation. The client requested dust control for this project so firstly our team members setup our Zip Walls around the site to ensure dust was contained. We also used our Hilti VC-40 Dry / Wet Vac’s to extract and clean up dust and rubble as we carried out the work. The floor slab was over 150mm thick so required our team members to use out Husqvarna K6500 High Frequency Ring Saw as this would be only hand demolition saw that could cut down to the depth required. As there was no water supply at the site our team members used our portable Makinex Hose2U waster pumps, these connect directly to the Ring Saw. This water supply keeps the diamonds cool on the blade allowing for a cleaner and more efficient cut. Once all cuts had been made to the slab our team members then used out Hilti TE 1000 Jackhammers to break up all the excess concrete and penetrate through the slab, this would allow our client to install the lift pit shaft. When all the concrete was broken up our team members then loaded out all waste and rubble to our Isuzu Tipper truck to be removed for recycling. They then made one last tidy up using our Hilti VC-40 Dry Vac’s to ensure the area was left as clean as possible before finishing up.

Stripout – TK Maxx, Castle Hill

Our team members have recently finished demolition and strip out works for our client Unita at TK Maxx in Castle Hill. These works involved the strip out of 150m2 space within the TK Maxx store. The scope of these works involved vinyl tile removal, strip out of shelving units and removal of all rubbish and waste. For the vinyl tile removal our team members used our Hilti TE 1000 and Hilti TE 1500 Jackhammers with the Tile Smasher attachment. This allows us to strip the vinyl tiles and also remove the epoxy glue between the tiles and the concrete slab. These works also included the removal of the shop front while retaining glass panels adjacent to the shop front. Our team members carefully removed the shop fittings and removed them from site. Our team members carried out all works after hours and used our Zip Walls to control dust created while the tiles were being stripped. This would ensure the dust created would not affect the rest of the store, as the store would be open to the public during the day. All waste and rubbish was firstly separated and sorted in our Tub Bins. It was all then loaded into our Hook Trucks and removed from site for recycling.

Structural Demolition – Manly Wharf

Structural Demolition – Manly Wharf

Structural Demolition – Manly Wharf

Perfect Contracting have just finished major structural demolition works for our client Rewards Hotel Projects at Manly Wharf. These works involved the roof removal, penetrations, and shop strip outs. The first stage of these works involved the detailed structural demolition of a corrugated steel roof and removing the trusses supporting it. All corrugated steel sheets were manually dismantled and neatly stacked. Once all materials were dismantled and neatly stacked and strapped we used a 20 Tonne Mobile crane to lift a Crawler Crane onto the roof. This crawler crane was then used to Crane down all the materials into our Hook Trucks for removal. Another stage of the works was to perform concrete penetrations to allow for the installation of a new stairwell and new lifts. These works involved a lot of Oxy cutting to remove steel beams throughout the structure. A separate stage of these works involved the strip out of a fish shop unit on the ground level. This involved a back to base strip out of the shop unit including wall and floor tiles removal and removal of all units and services. Result: Our client Rewards Hotel Projects was very pleased with the quality of works carried out throughout the project.

Roof Removal – Caringbah Sports Club

Roof Removal – Caringbah Sports Club

Perfect Contracting just completed roof removal works for our client New England Constructions at the Caringbah Sports Club. These works were part of the overall detailed and structural demolition works we are carrying out for our client at the Caringbah Sports Club. The full scope of works for this project involved the removal of existing steel trusses from the roof of the sports club. Our EWP ticketed team members started by manually removal all light material from the roof using scissor lifts. Once all light material was removed then the next stage was to remove the steel trusses from the structure. To remove these steel trusses safely and efficiently we decided the best mythology would be to use a 55 tonne mobile crane, as these trusses were very heavy. This crane allowed us to securely remove the trusses and lower them to ground level. From here we cut the trusses into smaller pieces using our Oxy Kit and craned them down straight into our Hook Trucks. All these works were carried out during normal business hours and there was traffic control supplied by the client and permissions of the council for the crane to operate off the road. Being committed to reaching our goal of recycling over 50% of waste and rubble removed from sites we managed to recycle almost every part of roof structure. Our team members carefully separated all steel and wood from the structure and these were all recycled. Almost every part of this roof structure was successfully recycled. Result: Our client New England Constructions was very happy with the works carried out for the roof removal.

Brokk Demolition Robot – Wilmot St, Syndey

Brokk Demolition Robot – Wilmot St, Syndey

Brokk Demolition Robot at Wilmot Street

Perfect Contracting completed works for our client Built. at the Wilmot Street. Part of the works we are carrying out for client requires the use of the Brokk 90 Demolition robot with crusher attachment. [embed]https://www.youtube.com/watch?v=GMX6ItgQYSc[/embed] This project requires penetrations on three levels on the building. As part of stage one of the works our team members started off the night by installing safety barriers on both the 15th and 16th floors. This was to ensure the safety of everyone on site throughout the duration of the works. They then installed our Zip-walls to ensure dust and debris could be controlled during the demolition works. Due to noise restrictions all work with the Brokk was carried out after hours. One of the challenges of this project was to get the Brokk up the elevator to the 15th floor. Firstly 3 phase power had to be established at the loading dock to power the Brokk to reach the elevator. Then once up on the 15th floor 3 phase power was ran to the elevator to remove the Brokk. Before the Brokk 90 could start using the crusher to eat away at the slab there had to be penetrations performed, our team members from our concrete care division Perfect Concrete Care used Hilti Cordless Hammer drill to drill into the slab and install 2mm dyna bolts and anchor points, they then setup our block and tackle. Once these were in place and secure they proceeded to cut out a small section of the slab with our Husqvarna Ring Saw, this was then lowered down to the 15th floor. This penetration allowed the Brokk 90 to move in and begin crushing the slab from underneath. The floor on the 15th was covered with wooden hoardings to ensure the concrete falling would not damage the floor surface. All waste and rubble was loaded into our Tub bins so it could be easily loaded out into our 10m3 Skip Bins at the loading dock. Result: Our client Built is delighted with the quality of works carried out so far.

Structural Demolition – Marrickville Metro

Structural Demolition of Marrickville Metro, Marrickville

Perfect Contracting are currently performing structural demolition works for our client Rork Projects at the Marrickville Metro Shopping Centre, Sydney. The works involved the structural demolition of escalators. Our team members first established temporary site fencing to ensure the safety of the public during the duration of the works. They then established a safe loading dock to allow our tipper trucks access to load out the waste and rubble. Once our access and site fencing was up our team members began unloading all the equipment needed for the works. Our team members constructed our snappy scaffold and began the soft strip-out of the ceiling tiles ensuring the no services were touched. Our client requested that all camera and sprinkler systems were left intact, as they would be used in the new installation. The ceiling stripping and small detail works is stage one of the structural demolitions we are carrying out on this site. The second stage will include the removal of the roof to crane out the escalators and prepare the site for the installation of the new escalators. This will involve the removal of steel structural beams, which will need to be secured with a crane before we cut them with the oxy. All the waste and rubble was loaded into our Isuzu Tipper trucks for removal from site. Result: The client was very happy with the outcome of the works involved and how efficient and professional our team members were.

Structural Demolition of Caringbah Business & Sports Club

Perfect Contracting are currently working on a structural demolition for our client New England Constructions at the Caringbah Business and Sports Club. These works involve a detailed structural demolition of the sports club. Our team members firstly secured the site with temporary fencing to ensure the safety of the public during the duration of the works. Then they setup the loading dock where our Isuzu HR trucks could load out the skip bins this allows for a quick extraction of the waste and rubble created. Then our team members constructed the site office and established all site safety notices and our first aid kit station. Once all our team members were inducted then our site super visor began the toolbox talk about the dangers and potential hazards of this site. Our team members began oxy cutting the steel stairwell to remove it from the structure. Then a safety fence was erected using dyna bolts to bolt it to the ground. This would ensure the safety of works while on site. Next our Concrete Care division Perfect Concrete Care began penetrations on the 1st floor cutting out 2.5m x 800mm sections of the sub-floor as requested by the client. This was done using our Husqvarna Ring Saw which is capable of cutting to depths of 260mm. This allows us to cut right through the concrete slab and leave a nice clean finish. Once all floor tiles were stripped from the 1st floor our team members began erecting two scaffolds to start removing the floorboards from the 1st floor. All these works carried out are part of the first stage of this structural demolition. Result: The client is very happy with the outcome of the works on stage one so far.

Detailed Demolition and Stripout – Parramatta

Detailed Demolition and Stripout of Commercial building in Parramatta

Perfect Contracting recently finished detailed demolition and strip-out works at the Park Trust building in Parramatta for our client Sense Projects. These works included the demolition and strip-out of the lobby floor tiles and bathroom strip-outs, which was one stage of the entire project we carried out for our clients. Our team members started off by securing the site with temporary site barriers to ensure the safety of the public throughout the project. Next they established the access for our trucks and skip bins so that we could quickly and safely remove the waste and rubble from site. Once we had the security and access established our team members began to offload all our machinery and equipment. We used our 1.7tonne Yanmar Excavator and skilled operator to hammer the floor tiles in the lobby, as this was the most efficient methodology. While our skilled operator was performing the floor tile demolition in the lobby our other team members began to perform the bathroom stripouts of the building which was included in the scope of works from the client. Using our Hilti TE70 ATC Jackhammers our team members began stripping the wall and floor tiles from the bathrooms, making sure to carefully disconnecting services and removing all fixtures and fittings. The works were carried out after hours and during the weekend, as the client needed the area to remain functional to the public during normal business hours. All waste and rubble was removed from site using our Tub Bins and Skips. Our trucks were able to drop our skip bins right at the front door of the building this allowed for a fast and efficient removal of all waste and rubble from site. The Result: Our client was very happy with the result of the works carried out and the professionalism of all our team members.
