Main tasks: Demolition strip out project.

Perfect has just completed a major demolition strip out the project at 321 Kent Street, Sydney CBD. The project covered 10 levels of the building, which is managed by Dexus Property Group, and was previously occupied by a law firm. Each level was 1,500m2, a total of 7,500m2 for the total project. The project had an approximate value of $500,000 including floor preparation works.

The project ran for a total of 5 weeks, with crews of up to 15 men running during day shifts and night shifts. Including the times of the estimating, project management, administrative and site management functions, over 4,000 man-hours were expended on this project. Due to a large number of resources involved in this project, daily scheduling and monitoring of quality and costs were employed to ensure the project was completed on schedule and on budget.

Perfect is proud that the project was completed without any safety incidents on site, proving that efficient work health and safety policies and procedures are implemented to ensure the safety of all workers on site. There were also no reported incidents of near misses on site.

The tasks involved in the demolition strip out involved carefully dismantling workstations, removing ceiling tiles and grid, removal of all floor finishes, removal of air conditioning ducting, removal of kitchen joinery, removal of doors and detailed demolition work to make good. Variation works were gained through the need to make good the exposed concrete slab, where the Perfect Concrete Care division was engaged to undertake concrete grinding of the complete 7,500m2 area. All floor grinding works were completed after hours, so as to not disturb occupants on other levels.

A major component of the overall project was managing waste generated from the project. A customized waste management plan was developed to recycle and reuse as much waste material as possible. This included the recycle and reuse of gyprock, workstations, joinery, appliances, kitchen cabinetry, steel, aluminum, timber and various other materials.

The waste management plan had to integrate with the scheduling process to ensure load out of waste materials were proceeding at a rate as to not hold up the progress of the demolition crew that was completing the strip out works.
