Perfect crew group wearing orange high-visibility workwear and hard hats at a site compound.

Project Details

Location

Wodonga, north east Victoria

Client

Icon Construction

Duration

In progress, starting October 2026, six months minimum

Commencing October 2026. Perfect Contracting is mobilising to Wodonga, on the Victorian side of the Albury Wodonga border, for Icon Construction. The package is the enabling works ahead of a refurbishment programme across a group of large warehouses: internal strip out and demolition, lead dust and lead paint removal, asbestos removal and the removal and replacement of contaminated roof and wall cladding. The crew is based in Wodonga for the duration, which is a minimum of six months.

This page is a running record of the job and will be updated as the work progresses. The photos are from comparable Perfect Contracting jobs. Photos from the Wodonga site will replace them once the crews are on the ground.

Services delivered

  • Internal strip out of large warehouses: fittings, services, linings and redundant plant
  • Lead dust removal from floors, structure and surfaces by HEPA vacuum and controlled washdown, cleared by an independent hygienist
  • Lead paint removal from painted structure and timbers, with encapsulation before any disturbance
  • Asbestos removal, with independent hygienist air monitoring and clearance
  • Removal and replacement of contaminated roof and wall cladding, working from elevated work platforms
  • Structural and services demolition
  • Removal of lead based line marking by concrete grinding
  • Waste segregation, tracking and disposal, with recycling targets for general and lead contaminated streams
  • Blood lead monitoring and health surveillance for every worker on the job
  • Regional mobilisation with a crew living locally for the length of the works

The challenge

Lead is the job. Decades of lead based paint on the structure and cladding have left lead dust through the buildings, so before anything is cut, stripped or demolished the dust has to come out and the paint has to be encapsulated or removed under controlled conditions. Clearance is set by an independent hygienist, and porous timber surfaces that hold lead in the grain are the hard part: they get scraped back and repainted rather than cleaned repeatedly.

The site stays operational around the work, with strict access, induction and clearance requirements for every person and every piece of plant. Nobody walks on without the paperwork done, and that starts weeks before the first crew arrives.

Wodonga is a long way from our Sydney and Brisbane yards. Accommodation, local labour hire, plant hire, consumables, containers and tipping all have to be set up on the Victorian side of the border, under Victorian rules, before the job starts.

Perfect Contracting's role

Icon Construction engaged Perfect Contracting for the strip out, hazmat and demolition package on a group of large warehouses. Each warehouse follows the same sequence: lead dust removal and washdown first, then the internal strip out of lighting, electrical, fire services and line marking, then the external cladding removal and replacement once the internals are near complete. Two crews run on two warehouses at a time, then a single crew finishes the third, and crews swap between lead dust work and internal strip out as the programme needs.

This is our first project under our Victorian demolition registration, and it is the start of a permanent Perfect Contracting presence in north east Victoria and the Albury Wodonga region. Two of our senior people are relocating to Wodonga for it.

Methodology

Lead dust is removed in three passes: a dry HEPA vacuum first, then a wet down, then a second vacuum pass, with swab testing to the hygienist's clearance criteria. Painted timbers are scraped back by a specialist and repainted. Cladding is sprayed with a PVA encapsulant before removal so nothing becomes airborne when the sheets come off, and the sheets go straight into lined bins for the lead contaminated waste stream.

Decontamination is an open air zone with sheeting on the ground at every entry and exit: wet wipe, suit off, bagged. Washdown areas use soft barriers and a spotter. Anything at height, roof or cladding, gets hard barriers and an exclusion zone before the platform goes up. Perfect Contracting installs temporary works to the engineer's design; we do not design them.

Environmental controls

  • Lead contaminated waste kept separate from general waste, bagged or lined, and tracked from the work face to the licensed facility
  • Wastewater from washdown captured and disposed of, or the method reverts to vacuum only where capture is not practical
  • Encapsulant on cladding before removal, no dry cutting of painted surfaces
  • Every load documented with tip dockets and a load register for the client
  • Recycling targets set for both waste streams and reported against
  • Dust suppression on demolition and loadout

Safety on a lead job

Every worker has a blood lead test before starting and again at the end, with a mid project retest if exposure runs for weeks at a time. Respiratory protection is fit tested, coveralls are disposable, and nobody eats, drinks or smokes inside a work zone. Safe work method statements go to the client for review before the crews arrive, not after, and the supervisor resets the plan the moment the site differs from the drawings.

Working under Victorian legislation for the first time means a fresh set of notifications, permits and registrations, and our safety team has worked through them with the client and the regulator ahead of mobilisation.

Where the job is at

As at 26 September 2026. The package has been awarded and the crew is mobilising. The shipping container, plant and consumables are being organised, accommodation is booked, local labour hire and plant hire agreements are being set up in the Albury Wodonga region, and the crews are completing site inductions and blood lead baselines. Work on the first two warehouses starts in early October.

Expanding into Victoria

Perfect Contracting is now a registered demolition contractor in Victoria, and the Wodonga job is the first delivered under that registration. Albury Wodonga sits on the Hume, on the border of New South Wales and Victoria, and it is a region we intend to keep working in. Our demolition contractors in Albury and the Riverina page covers what we do across the region, and the Perfect Contracting Albury page has the local contact.

We are hiring locally for this job. If you are in Albury, Wodonga or anywhere along the border and want steady work close to home, see the jobs in Albury Wodonga page. We need general workers, asbestos removalists, asbestos supervisors and people for lead paint and lead dust removal. No experience is needed for the general roles. We put you through the tickets.

Progress so far

Mobilisation is under way and the first crews start on site in early October 2026. We will add site photos and update this page as each warehouse moves from lead dust removal to strip out to cladding.
