Demolition – Strathfield Sports Club

Perfect Contracting has been working very closely with our client Rohrig Projects to complete detailed demolition and strip out works at Strathfield Sports Club. So far we have completed stage one of works which included:
  • Demolition of existing Alfresco-dining area including existing concrete floor;
  • Demolition of existing pro shop including all fittings and fixtures;
  • Demolition of existing kitchen storeroom;
  • Demolition of existing female lockers and female amenities;
  • Demolition of existing male lockers and male amenities;
  • Demolition of existing slab for new lift shaft;
  • Excavate approximately 600mm deep for new lift pit;
  • Demolition of existing gaming area including floor finishes, ceiling, gaming machines, fittings, and fixtures;
  • Demolition of existing kitchen and prep room floor slab (approximately 150mm thick);
  • Strip out existing kitchen and prep stainless steel shelvings and commercial kitchen equipment;
  • Removal of existing 286m2 of the roof above dining area;
  • Removal of existing 38m2 terrace;
  • Removal of existing outdoor awning including all support structure;
  • Removal of 30m2 of existing asbestos in ground floor shower rooms ceiling.
Our team members first started the demolition and strip out of the kitchen and prep room floor slab. Our 1.7T Yanmar excavator hammered out the slab and all concrete and rubble were loaded out into our skip bins for disposal. Next, our team members began with the strip out and demolition of the pro shop and changing rooms. All changing rooms and bathrooms were stripped back to base and all tile bedding removed. For the asbestos removal works in the ground floor shower rooms are team members carefully setup protection using 200um thick plastic sheets and our Zip Walls to ensure the area was completely enclosed. Our team members then suited up in disposable protective coveralls and all appropriate PPE (Facemask, Safety Glasses, Hard Hat, Ear Plugs and Disposable Overboots) and began to carefully remove all bonded asbestos from the shower room ceilings. All asbestos was carefully packed into 200um pakaflex printed asbestos removal bags for safe removal to a licensed asbestos waste facility. Next stage of this project our team members will carry out a soft strip out of the front end of the sports club including the dining area and bar. This will be followed by a structural demolition right back to the façade of the new building.

Demolition – Villawood

Demolition – Villawood

Perfect Contracting just started demolition works for our client Urban Fitouts at a warehouse in Villawood. The extent of works for this project involves:
  • Removal of all loose furniture and rubbish from the office, canteens, changing rooms and bathrooms including workstations, chairs, lockers, tables, and appliances.
  • Removal of all racking and platforms in the warehouse area to leave the space empty.
  • Removal 64Lm of existing gantry beams.
  • Cut and dispose redundant pipes hanging down from the awning and terminate at the roof level.
  • Demolish existing slab above the underground storage tank.
  • Removal of existing underground storage tank.
Our client also requested the removal of redundant gantry crane rail beams. Our engineers identified the safest and most efficient methodology to remove these beams was to use a 20T Mobile Crane to hold the weight of the beams while our experienced rigger disconnected the beams from an elevated working platform. In addition, our client also requested removal and disposal of an underground tank, these works included the demolition of the existing slab, removal of the tank and the back fill the hole and concrete hard stand. Our experienced operators will carry out these works with our large Sumitomo 24T Excavator. Through the duration of the works, all waste materials are carefully being separated from our team members into separate skips so we can recycle all material removed from the site. As Perfect Contracting is now a GreenStar accredited and committed to reaching our goal of recycling over 60% of the material by end of Q4 2018.

Remediation – Waterloo

Perfect Contracting are currently carrying out remediation works for our client Structus at Waterloo. These works involved the excavation and remediation of contaminated soil at the site. After our client identified contaminated soil on site they quickly implemented a remediation program to manage and contain the identified contaminants on site. Our team members then worked very closely with our client to carry out delicate excavation works on the site to ensure the careful remediation of the site. Using our 24T Sumitomo Excavator our skilled operator carefully removed and stockpiled all contaminated soil for removal from site by an EPA Licenced hazardous material tipping specialist.

Demolition – Campbells Cove, Sydney

Team members from Perfect Contracting have recently started demolition works for our client Gartner Rose at Campbells Cove in Circular Quay. These works involved the removal of paving bricks and large stand stone pavers from along the pontoon. Firstly our team members established all our machinery and equipment onto the site. Next, our team installed a temporary wall with non-permeable material and sandbags. This is to ensure there is no contamination of the water throughout the entire project. After the site was established our team members began lifting the pavers with our Yanmar 1.7T and Case 8T excavators. All paving bricks were loaded into our 8M3 skip bins for removal, as they were all being 100% recycled. With our GreenStar accreditation, we are committed to reaching our goal of recycling over 60% of waste that remove for our clients. The large sandstone pavers were carefully loaded onto wooden pallets with our paving grab attachment for the excavator. Once carefully stacked onto palates our team members then carefully wrapped the pallets to ensure safety during transport. After all brick and stand stone pavers were removed from the site we delivered the newest excavator to our fleet, the 24T Sumitomo. Using the 24T Sumitomo with our large hammer attachment this will speed up the demolition and help us deliver the project on time and budget. Results: Our client is very happy with the efficiency of our team members throughout the project so far.

Demolition / Excavation – Panania Diggers

Demolition / Excavation – Panania Diggers

Perfect Contracting recently finished demolition and strip out works for our client Denton Projects at Panania Diggers in Panania. These works involved the demolition of kitchen facilities, removal of the ceiling, loading out of all materials and excavation on the exterior of the building. Firstly our team members began by dismantling all the kitchen facilities and loading out all metal and steel into a separate skip so this could be recycled. Then they began stripping out the ceiling leaving intact the power and information services along with air conditioning ducts. There was also a concrete step under the kitchen facilities, which our client requested to be removed. Our team members used our concrete demo saw to create cuts in this step and used our Hilti TE800 Jackhammers to hammer out the step. Along with the internal works our client also requested the removal of a five-meter floodlight pole to be removed from the outside of the building. Our team members erected our 4.5m aluminum scaffold and began cutting the pole into sections using our oxy cutter. The floodlights at the top of the pole were carefully removed as the client still had a use for them. As part of these works our client also requested for excavation works to be carried out by our team members on the outside of the building to prepare for a new extension to be built. Our experienced excavator operators carried out trenching and grading works under the supervision of our client. Results: All works were carried completed on time and under budget and our client was very happy with the outcome of the works.

Demolition / Asbestos Removal – Burwood

Demolition / Asbestos Removal – Railway Parade, Burwood

Perfect Contracting are currently carrying out detailed demolition works for our client Ghossayn Group at Burwood. These works involve the detailed strip out and asbestos removal of an entire apartment block. Firstly our team members began by stripping the entire apartment block of all furniture and fittings. Then they began to remove the gyprock that was applied directly to the concrete subfloor. This proved extra tricky, as there was no ceiling joists and the gyprock as stuck with adhesive directly to the slab. This made the gyprock extra hard to strip from the ceilings and walls. Our team members used our Hilti TE70 and TE80 Jackhammers with title smasher blade attachments to get under the gyprock; they also used our cordless Hilti Reciprocating Saws to cut pieces at the edges. Once all walls and ceilings were stripped, our team members began clearing the roof tiles off the roof and dismantling the wooden beams of the roof. Our team members stockpiled all wood from the roof separately. This meant we could easily remove a number of 100% recyclable timber loads. As we are ‘GreenStar’ accredited we are always looking to recycle wherever we can. We always educate our clients the benefits of recycling when carrying out large projects like this, as it can end up saving them thousands. Once the internal strip out was complete and roof dismantled, our trained Asbestos Removal Supervisors began removing the bonded asbestos from the site. Using a large boom lift and the necessary protective equipment each piece was carefully removed and packaged in high impact LDPE 200um thick asbestos disposal bags. Asbestos monitoring equipment was set up around the parameter of the site to ensure the safety of the surrounding area throughout the entire asbestos removal process to ensure the safety of the surrounding areas.

8 Level Demolition – Pyrmont

8 Level Demolition - The Revy - Pyrmont

Our team members from Perfect Contracting have been carrying out detailed demolition works for our client Infinity Projects at The Revy in Pyrmont. Our team members have begun the concrete penetrations on all levels of the building. The windows on the south and north side of the building have been widened by our Concrete Care division using our Tyrolit WSE 1217 Wall Saw. This wall saw allows our operators to safely carry out precise cuts through the double brick walls. Our project managers worked very closely with Shore Hire engineers to work out the safest methodology to prop the walls while we carried out our large wall saw cuts. Together with Shore Hire engineers we devised a methodology of coring four large core holes above the windows and installing reinforced steel beams. This would allow for the load on the walls while the larger section was cut out with the wall saw. Once our concrete care division had carried out all necessary vertical and horizontal cuts with the wall saw our other team members began by carefully removing the brick using hammers and chisels as we couldn’t risk using our jackhammers as this is a heritage building. We want to ensure the utmost care is taken when dealing with the external façade so it remains intact. Along with the widening of the windows on the south and north side of the building, our client requested concrete penetrations in the center of the building of each level to allow to lift doors. These works were carried out by our concrete care division, it was decided that the best methodology to carry out these penetrations would be to pre-cut the wall with our Husqvarna ring saw and then finish the cuts with our wall saw. On the east and west side of the building, our client requested for windows to be widened and reinforced concrete lintels to be installed above the window frames. This again required very technical heavy duty propping to be carried out on each window to allow the windows to be widened and lintels to be installed. So far our team members have successfully completed all penetrations on level eight and level seven and are currently working on levels six and five. Our clients Infinity Projects have been delighted with the quality of works carried out so far and are impressed by the work ethic and professionalism of our team members. We are looking forward to completing all works on schedule for our client.

Make Good – Westpac, 275 Kent St, Sydney

Perfect Contracting team members recently finished Make Good works for our client MPA Constructions at the Westpac building on 275 Kent St, Sydney. The scope of works involved over 2000m2 of carpet tile and gyprock wall removal Our team members firstly were all inducted on site to ensure their safety throughout the entire project. Once induction was complete they began to establish our toolboxes and material handing equipment onto the site. Due to this being a large project we had two crews working on this. One crew would perform all the gyprock wall and carpet tiles removals throughout the day and stockpile it all on our trolleys and tub bins systems so they could be loaded out at night by our second crew. Our team members then began by removing the gyprock wall using our Hilti Cordless Reciprocating Saws, being very careful not to disrupt any services. Once all the gyprock walls were taken down they were loaded into our trolleys and tub bins so that they could be loaded out that night. All waste material was separated into our Tub Bins and Trolleys so that we could easily recycle the different materials, as we are now GreenStar accredited waste removal specialists. All load outs were carried out at night as due to the decreased traffic on the roads we have a quicker turn around with our Hook Trucks and Skip Bins.

8 Level Demolition Project – Pyrmont

8 Level Demolition Project - Pyrmont

Perfect Contracting have commenced stage one of demolition works for our client Infinity Group, in Pyrmont. This demolition project is to be carried out over 8 levels and involve over two hundred concrete penetrations through the floor slabs; three lift removals, heritage window removals, asbestos removal and structural steel demolition. Firstly, our experienced riggers performed a lift removal at the north side of the building. This involved the removal of the lift car and lining, shaft core walls and existing lift motor. Our rigger then installed certified hoisting equipment so we can use the lift allow us to transport our 0.8ton Yanmar Mini-Excavator with the hammer attachment to speed up the wall and floor penetrations on the upper levels. While the lift shaft on the north side of the building is being rigged out as a material hoist, our other team members are demolishing the concrete slab on ground level. This involves the removal of 750m2 of the existing concrete slab, which is 150mmthick. To perform these works, our experienced operators are using our Yanmar 1.7ton Mini-Excavator with hammer attachment and our large Bobcat S590 Loader to hammer out the slab and load out the waste and rubble directly to our 15m3 skip bins. All waste and rubble are to be extracted from the site via our Isuzu hook trucks for recycling. As soon as the lift at the north side of the building was fitted with our winch, our team members lifted our 0.8ton Yanmar Mini-Excavator to Level 8 to begin demolition works. Our team members also hoisted our two Bobcat S70’s to load out all the waste and rubble. As this site is a heritage structure, our team members are taking a duty of care when carrying out all the demolition works to ensure all heritage structures remain intact throughout the demolition works. All steel and rubble that is being removed from this project are being recycled by Perfect Contracting as we are now accredited GreenStar Waste Removal company which means we comply with all of GreenStar’s recycling guidelines.

3 Level Detailed Strip out – TAFE, Ultimo

3 Level Strip out – TAFE Ultimo, Sydney

Perfect Contracting have recently started demolition and stripout works for our client Rork Projects at TAFE Ultimo. These works involve carpet tile removal, gyprock walls, and glass removal. This building is classed as a historical building so it requires a technical demolition and stripout taking extra care to preserve all historical features such as door frames, stairs cases, windowsills, and chandeliers. As the lift in the building was small and is only classed as a personal lift it cannot be used as goods lift. It was assessed by our project manager that the most efficient way of removing all waste material from the building would be to use a scissor lift and skip bin at the side of the building and hand load all material manually into the skip. Our scissor lift operators have their EWP (Elevated Working Platform) tickets and are wearing safety harnesses and full PPE (Personal Protective Equipment) to ensure their safety. For the removal of the glass walls, our team members used our aluminium scaffold and suction pads to manually remove each piece of glass. The carpet tiles are being stripped on each floor and removed via the scissor lift. Special protection was installed on all staircases and balustrades by our client to ensure they remained intact throughout the duration of the project. For this project, we used our brand new 30m3 Skip Bin as this would allow us to load more material out each time. All waste and rubbish material is being loaded out by our new Isuzu Hook truck for recycling. We are also now GreenStar Accredited Waste Removal Specialists we are committed complying with all GreenStar guidelines.
