Demolition / Asbestos Removal – Railway Parade, BurwoodPerfect Contracting are currently carrying out detailed demolition works for our client Ghossayn Group at Burwood. These works involve the detailed strip out and asbestos removal of an entire apartment block. Firstly our team members began by stripping the entire apartment block of all furniture and fittings. Then they began to remove the gyprock that was applied directly to the concrete subfloor. This proved extra tricky, as there was no ceiling joists and the gyprock as stuck with adhesive directly to the slab. This made the gyprock extra hard to strip from the ceilings and walls. Our team members used our Hilti TE70 and TE80 Jackhammers with title smasher blade attachments to get under the gyprock; they also used our cordless Hilti Reciprocating Saws to cut pieces at the edges. Once all walls and ceilings were stripped, our team members began clearing the roof tiles off the roof and dismantling the wooden beams of the roof. Our team members stockpiled all wood from the roof separately. This meant we could easily remove a number of 100% recyclable timber loads. As we are ‘GreenStar’ accredited we are always looking to recycle wherever we can. We always educate our clients the benefits of recycling when carrying out large projects like this, as it can end up saving them thousands. Once the internal strip out was complete and roof dismantled, our trained Asbestos Removal Supervisors began removing the bonded asbestos from the site. Using a large boom lift and the necessary protective equipment each piece was carefully removed and packaged in high impact LDPE 200um thick asbestos disposal bags. Asbestos monitoring equipment was set up around the parameter of the site to ensure the safety of the surrounding area throughout the entire asbestos removal process to ensure the safety of the surrounding areas.

3 Level Detailed Demolition Project - BalmainOur team members have recently started demolition works for our client Lloyd Group at 73 Beattie St in Balmain. These works involve the detailed three level structural demolition of a heritage building. As this building is historical this requires very technical and precise demolition works to be carried out. Firstly our team members started stripping out offices on the 3rd floor at the back of the building leaving the heritage trusses and roof. Next our team members are beginning works at the front of the building where our client requires the removal of the concrete floor slab and 2nd level to be brought down to ground level. For the removal of the concrete slab it was assessed that the safest and most efficient methodology would be to make a series of deep cuts in the slab both horizontally and vertically with a road saw and then to use our 5ton excavator to remove the slab in pieces. The front facade of the building is also heritage so this must remain intact. Our team members will be back propping the façade with tilt props to ensure it remains intact throughout the entirety of the demolition works. The works being carried out by our team members at the moment are part of stage one of works to be completed for our client. There is three stages in total as this is a very detailed heritage building demolition we take the upmost care in ensuring all heritage structures remain intact. All waste and rubbish material is being loaded out by our Isuzu Hook trucks for recycling. Demolition and Strip-out of Novotel at Darling HarbourPerfect Contracting has just started works at Novotel at darling harbour for our clients Reward Hotel Projects. These works include the demolition and strip out of 200+ rooms, taking them back to base ready for a new fit out. This project is working in a live Hotel, which means the hotel is still fully operational. Our team members began works on the first level stripping out all rooms. The scope of works included, bathroom, ceiling, floor and wall strip-out of each room to a back to base. Our team members began works on the site by installing protective hoardings inside the services elevators that would be used for loading out all waste and rubble. Then they installed carpet protection film to ensure the carpet was not damaged when removing waste and rubble. All waste and rubble is loaded into our Tub Bin system this allows us to remove the waste and rubble very fast as it can be wheeled into the service elevator and loaded into our Skip Bins. This system also allows us to separate all waste types as here at Perfect we are committed to recycling 100% of waste and rubbish as one of major core values is to protect the environment. When our team members have finished the back to base strip-out of the first level then they will proceed with the strip-out of each of the upper levels. The Result: The client is very happy with the progress of the works carried out so far and are impressed with how efficient and professional each and everyone of our team members are.
